Our fees* cover all of the work required to complete the sale of your home, including dealing with the redemption of any charges secured against the property.


Our fees are calculated on a fixed fee basis.

*Our fee assumes that:


  • This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
  • This is the assignment of an existing lease and is not the grant of a new lease.
  • The transaction is concluded in a timely manner and no unforeseen complications arise.
  • All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
  • No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.



  • Our Conveyancing Team

    Our team has over 60 years of collective experience in delivering high quality work in all matters relating to residential house sales and purchases. 


    We have 5 members of the team who may work on your matter. 


    Regardless of who works on your matter, they will be supervised by Alan Whitmore who is the Managing Director, the Senior Responsible Officer for the Conveyancing Quality Scheme and Head of Conveyancing.


    We always make sure that junior or trainee solicitors and members of staff are supported and supervised appropriately so that the quality of advice is not affected, regardless of who is working on your case.


    Alan Whitmore is a Solicitor specialising in Property Law & Residential Conveyancing with over 50 years experience.  He is an accredited member of and the firm's Senior Responsible Office of the Law Society's Conveyancing Quality Scheme.  He supervises the members of the conveyancing team.


    Stephanie Tams is a Licensed Conveyancer who has achieved the Level 6 Diploma in Conveyancing Law & Practice and has over ten years experience in Conveyancing.


    Janice Dillon is a Conveyancing Assistant dealing with Post Completion Matters and Title Registration.


    Lynne Tittensor is a Conveyancing Assistant and assistant to Stephanie Tams.


    Emma Gotham is a Conveyancing Assistant, and assistant to Stephanie Tams.

  • Disbursements - Freehold

    Disbursements are costs related to your matter that are payable to third parties, such as Copies of the Title, Money transfer fees or fees for Indemnity Policies (if required). 


    We handle the payment of the disbursements on your behalf to ensure a smoother process.


    The average cost for obtaining copies of the title is £17.60, although on occasion it may be necessary to obtain copies of other documents held at the Land Registry. 

  • Disbursements - Leasehold

    Disbursements are costs related to your matter that are payable to third parties, such as Copies of the Title, Money transfer fees or fees for Indemnity Policies (if required). 


    We handle the payment of the disbursements on your behalf to ensure a smoother process.


    You will be required to obtain an information pack from the management company which can cost between £120 and £500 on average. This is a guide only and the cost could be significantly more.


    The average cost for obtaining copies of the title is £17.60, although on occasion it may be necessary to obtain copies of other documents held at the Land Registry. 

  • How long will my house sale take?

    How long it will take from an offer being accepted until completion will depend on a number of factors.  


    The average process takes between six and twelve weeks.  It can be quicker or slower, depending on the parties in the chain.

  • Stages of the Process

    The precise stages involved in the sale of a residential property vary according to the circumstances. 


    However, below we have listed some key stages in the process.

    • Take your instructions and give you initial advice
    • Obtain copies of the Title and take details of any charges secured against the property
    • Draft Contract Documents
    • Obtain further planning documentation if required
    • Reply to any enquiries raised by buyer's solicitor
    • Arrange an appointment to sign contract documents
    • Agree a completion date (the date from which you own the property)
    • Exchange Contracts and notify you that this has happened
    • Complete the sale
    • Redeem any mortgages or discharge any charges secured against the property
    • Account for any monies due back to you after completion
